We'll send you a signed letter by an attorney explaining that under Mexico City laws, you will be depositing your rent with the government until the court is satisfied with the repairs. It will contain evidence you upload as well as legal protections - they cannot force you out when you do this. Most landlords realize they need to act quickly to fix the problem and get someone there soon.
Focus first on getting your repairs scheduled. If your landlord is still dodging you, you'll have an email waiting with a link to your secure document portal. We'll ask you to upload things like your lease, your ID, a recent utility bill, and photos and screenshots of the damages. You can always come back to the portal and share more later if the problem gets worse.
In Mexico, we call paperwork and standing in line "talacha" - let us do it for you! During this part we will go to two different government offices and file different complaints with the city. We run this process rapidly, and the court notifies your landlord within 48 hours. Now your landlord knows you mean business.
We will generate a payment voucher at the Federal bank with a unique code for your case. We will share this in your document portal and you will get an email that it's ready. From most Mexican banking apps you can pay your rent with a transfer using the codes on the voucher.

How legal deferred rent works: In Mexico City, you are allowed to deposit your rent to the Federal government instead of your landlord if they have not made the correct repairs. We will generate the necessary forms and you will pay your rent directly by electronic transfer to Banco Bienestar. This kicks off a court process where the landlord must prove to the court that they have fixed the problems before the court gives them your rent money. Don't worry, we're not suing anyone - it's a procedural process of deferred rent in exchange for repairs, exactly what you need to apply the correct leverage. Most people don't do this because they don't have time for the court; we take care of that part for you.

What's in the instant landlord letter?
When you complete registration and payment, our system will email you a customized letter signed by a Mexican attorney addressed to your landlord with the following information:
- You will be depositing this month's rent, and all future months, at Banco Bienestar until the court decides that the repair has been completed. The court decides when to release the funds. This makes it clear to the landlord that their best option is to fix the problem now, so that you can pay them rent directly instead of continuing with the process.
- You can legally stay there for the duration of your lease, and keep paying rent to the court indefinitely until they solve the problem.
- If the landlord continues to refuse to make the repair, you can abandon your lease at no penalty to you. You hold the cards and decide whether you want to stay or go.
- If the landlord attempts to evict you or retaliate in any way, we will notify the court.
- We will include photographic evidence from the landlord to prove the repair has been completed.
You can share this letter instantly with your landlord and see how quickly that gets them to take care of the problem. Screenshot anything else the landlord says that you want us to share with the court - you will have a chance to upload it later and we'll include it in your court filings. The court system is saturated in Mexico City, there is a shortage of clerical workers, and it could take months for the landlord to get your money.
