Ever heard the expression "give them an olive branch?" This is a great way to help you get what you want in a lease. No landlord wants to feel like they are getting the short end of the stick in a negotiation. When you concede on a few points in a negotiation, it's easier to get the other party to give something back. This is basic psychology, it works in real estate negotiations and everywhere else too.

The trick is coming in with a battle plan while coming off as conciliatory. They can't know that you're "giving up" something that you don't care about: you have to convey that you're making a big sacrifice. Before a negotiation, try writing down all of the points you need (the deal-breakers), the points you want, and the olive branches - the things you are willing to give up in exchange for the things you need and want.

Instead of negotiating line by line from top to bottom of the contract, start with a point you want and see how they react. You may have to offer something in return, so know what that is. It works a bit like a compliment sandwich: give... and then take.
